Your Rates Notice Explained

1. DATE OF ISSUE

This is the date that the notice was sent. It is two (2) months from this date that any valuation objection must be received.

2. ASSESSMENT NUMBER

This is your unique Council Reference Number.

3. ARREARS

This amount is overdue from previous years and is due to be paid immediately.

4. PAY BY INSTALMENTS

This is the amount that you must pay by 30 September, if you want to pay by the four (4) instalment option. Reminder notices will be issued for the remaining three (3) instalments

5. PAY IN FULL AMOUNT

This is the amount to pay if you wish to pay in full.

6. PROPERTY DETAILS  

This is your property information from Council’s property database.  

7. AVPCC  

This is the Australian Valuation Property Classification Code applied by the Valuer. This code determines the amount of ESVF you pay. You can object to this code.  

8. OWNER

Council must display the owner’s names in full on a rates notice to comply with legislation.  

9. SITE VALUE (SV)  

This is the value of the land only.  

10. CAPITAL IMPROVED VALUE (CIV)

Estimated market value of the property (includes the land value) and is used to calculate the Council Rates and the ESVF charges.

11. NET ANNUAL VALUATION (NAV)

This is 5% of the CIV or the estimated annual value of rent for commercial or industrial properties

12. RATES AND CHARGES

Arrears – Balance as at 30 June 2026.

Interest – Interest raised on arrears since 1 July 2026.

Legal Fees – Charges applied through recovery of overdue rates.

Payments – Rates payments received since 1 July 2026.

Rate in Dollar – As set by Council in the budget process. Council rates are calculated by multiplying this rate by the CIV.

Municipal Charge – Fixed charge applied to all properties.

Waste Charge – Service charge applied to all relevant properties to cover the waste collection costs incurred by Council.

Waste Levy – Fixed charge applied to all properties to cover the costs levied by the Environment Protection Authority.

Emergency Services and Volunteers Fund LevyState Government charge, collected by Council.

Council Pension Rebate – A Council concession amount of $67.11, if eligible.

Government Pension Rebate – A Government concession amount of up to $322.70, if eligible (includes $50 of ESVF rebate).
