Development Contributions Plan

When land is developed, new or upgraded infrastructure is needed to support the growing population.

A Development Contributions Plan (DCP) is used to collect payments towards the cost of providing roads, drainage, open space and community infrastructure in a new development.

 

Adopted DCP’s are included within the East Gippsland Planning Scheme and are implemented by applying a Development Contributions Overlay and associated schedule to the area.

 

Currently, the municipality of East Gippsland has one adopted DCP which relates to the Lakes Entrance Northern Growth Area. This means that all new development on land within the study area of the Lakes Entrance Growth Area, is subject to a DCP payment.

 

Development Infrastructure Levy

The table below indicates the applicable levy for all 31 properties as at 1 July 2017.  We note that the property numbers correspond to specific properties shown in the map on page 28 of the Lakes Entrance Northern Growth Area Development Contributions Plan.

 

The levy is payable at the subdivision stage, before a Statement of Compliance is issued. For staged subdivision, this levy may be payable per stage.

Community Infrastructure Levy

All new dwellings developed on land where the Development Contributions Plan Schedule 1 (DCP01 Lakes Entrance Northern Growth Area) are required to pay a Community Infrastructure Levy of $1,150 at building permit stage.

 

This levy is not applicable to existing residential development at the time of the publication of the Development Contributions Plan (February 2014) located within Country Club Drive, Riviera Court and Lawson Drive.
