Private Building Surveyors

East Gippsland Shire Council does not issue building permits, but administers its municipal responsibilities under the Building Act 1993 and Building Regulations.

Note: The Building Surveyors listed are Private Practitioners and do not represent East Gippsland Shire Council in any way. Other non-local permit providers can be sourced from the Yellow Pages.

Building Permits are required to be issued for most forms of building works and you are encouraged to check with a Building Surveyor or Council to verify the requirement for a building permit to be obtained. Council's Municipal Building Surveyor will provide advice on buildings, permits, enforcement and related matters.

 

All building permits in East Gippsland are issued by private building surveyors.  Building surveyors also issue occupancy permits and certificates of final inspection and are responsible for mandatory site inspections such as:

  • Foundation;
  • Footing;
  • Frame; and
  • Final.

Owners and builders must be aware of renovation risks associated with demolition, alterations and extensions of old buildings and chimneys. This includes being inside or on roof spaces where people could fall off or through roof or ceilings. When applying for a building permit, it is recommended that the following should be made available to the relevant building surveyor;

  • A demolition plan,
  • Building plans reference existing chimneys and the elements and members essential for maintaining stability of the structure and their condition,
  • Information showing compliance with AS2601-1991 Demolition of Structure that requires that demolition not commence until precautionary measures have been inspected and approved by the Relevant Building Surveyor; and
  • Suitable arrangement to be in place to maintain the structural stability of any existing chimneys or any other unsupported masonry, particularly where chimney intersects with roofing material

It is also emphasised that owners, builders and principal contractors are also required to maintain a safe working environment under the Occupational Health and Safety Act 2004.

After issuing a building permit, private building surveyors must send a copy of all building permit information to Council for record-keeping purposes.
