1.     ASSESSMENT NUMBER

This is your unique Council Reference Number.

2.     DATE OF ISSUE

This is the date that the notice was sent. It is two (2) months from this date that any valuation objection must be received.

3.     PAY IN FULL AMOUNT

This is the amount due if you wish to pay in full.

4.     PAY BY INSTALMENTS

This is the amount that you must pay by 30 September 2019, if you want to pay by the four (4) instalment option. Reminder notices will be issued for the remaining three (3) instalments.

5.     PROPERTY DETAILS

This is your property information from Council’s property database.

6.     AVPCC

This is the Australian Valuation Property Classification Code applied by the Valuer. This code determines the amount of Fire Services Levy you pay. You can object to this code.

7.     SITE VALUATION (SV)

This is the value of the land only.

8.    CAPITAL IMPROVED VALUATION (CIV)

Estimated market value of the property (includes the land value) and is used to calculate the Council Rates and the Fire Services Levy charges.

9.     NETT ANNUAL VALUATION (NAV)

Estimated value if you rented out your property.  Must be shown on your notice, however is not used for any purpose.

10.   RATES AND CHARGES

Arrears – Balance as at 30 June 2019. 

Interest – Interest raised on arrears. 

Legal Fees – Charges applied through recovery of overdue rates. 

Payments – Rates payments received after 30 June 2019. 

Rate Classification – Could be either General Rate, Commercial/Industrial Rate or Farm Rate. 

Rate in Dollar - As set by Council in the budget process. Council rates are calculated by multiplying this rate by the CIV (8). 

Municipal Charge – Fixed charge applied to all properties. 

Waste Charge – Service charge applied to all relevant properties to cover the waste collection costs incurred by Council. 

Council Pension Rebate – A Council concession amount of $58.45, if eligible. 

Government Pension Rebate – A Government concession amount of up to $235.15, if eligible. 

Fire Services Levy – State Government charge, may include a Pension Rebate amount of $50.00, if eligible.
