Report and Consent
When a building design does not meet siting requirements, the designer or building surveyor can apply to Council’s Municipal Building Surveyor to determine if the design is allowable.

Report and Consent

When a building design does not meet default siting requirements, the property owner, builder, designer or building surveyor can apply to Council’s Municipal Building Surveyor to determine if the design is allowable.

This is known as the Report and Consent process.

Examples may include building close to the front title boundary or a wall on a boundary with a greater maximum average height.

In many cases the surrounding neighbourhood character and adjoining neighbour’s comments will need to be taken into consideration. Applicants are required to complete the Neighbours Response - Report and Consent Application form.

Report and Consent applications

You will need to describe the building works to be constructed on the property. Examples include:

  • Dwelling, garage and verandah
  • Garage and carport
  • Front fence
  • Dwelling extensions and alterations
  • Radio mast, aerial, light poles etc.

You will need to nominate the building regulation/s that require a Council variation. You may need to consult with your building surveyor, draftsperson, builder or arrange an appointment with Council's Municipal Building Surveyor to identify the correct regulation/s.

You will need to describe the nature of each consent request, identifying how it varies from the default building regulation and the limits of the variation.  

For example:

  • To construct a dwelling and garage with a setback of 6m from the front property boundary as shown on the attached plans.
  • To construct a garage to the side property boundary with a maximum wall height of 3.8m as shown on the attached plans.
  • To construct a carport over an easement as shown on the attached plans.
